Newton MA Real Estate Market Update: Spring 2026 Outlook
As we move into the spring 2026 market, many buyers and sellers in Newton are asking the same question: What’s really happening? At Dwell360 Real Estate, we believe real estate is hyper-local. Newton continues to tell a very different story than national headlines. Single Family Homes
In 2025, the average single-family sale price saw a modest 1.2% decline, but values remain well above $2 million. This appears to be more of a normalization after the sharp appreciation seen in 2024—not a market reversal.
Over the past 20 years, Newton home values have increased 129%, underscoring the city’s long-term strength.
Neighborhood-level differences remain significant. In 2025, Chestnut Hill led with average prices just under $2.85M, followed by Waban at approximately $2.56M. Newton Centre, Oak Hill, and West Newton all remained comfortably above $2M.
Condos & Multifamily
Condos and townhomes continued climbing, with average prices surpassing $1.2M. Multifamily homes also rose, averaging just over $1.43M. These segments remain competitive, largely driven by buyers priced out of the single-family market but committed to staying in Newton.
Inventory remains the defining factor. Sales volume across property types continues to trail long-term averages—not due to lack of demand, but limited supply.
What to Expect This Spring
As we head into the busiest season of the year, we expect increased activity. However, Newton remains supply-constrained, meaning pricing strategy, preparation, and local expertise matter more than ever.
