Homes averaged $740 per square foot, reflecting strong buyer demand and limited inventory. The highest sale of the year was a $17 million estate in Chestnut Hill, while the most affordable single-family transaction closed just over $1 million, highlighting Brookline’s broad pricing spectrum within a competitive market.
Condos & Townhomes
The condominium and townhome market in Brookline continued to post steady gains in 2025. The average sale price rose to just over $1.2 million, marking a 6.2% increase year over year, with properties averaging $809 per square foot. Sale prices ranged from $315,000 for entry-level units to $3.9 million for luxury residences, underscoring the diversity and strength of Brookline’s condo market.
Multifamily Properties
Multifamily properties also remained in high demand among investors, with average sale prices reaching $2.9 million and price-per-square-foot averages of $660, reflecting continued confidence in Brookline’s long-term value and rental appeal.
